Our mid-century modern 10-story, 70-unit high-rise currently is managed by a board of directors and a community association manager that work to maintain financial stability and owner satisfaction. Maintenance and office staff complete the team that polishes our place and reputation as one of the best condominium values in Sarasota.

A preventive maintenance program ensures systems run optimally and equipment lasts longer. The board of directors shares the viewpoint that to save money and protect our assets, we must not defer maintenance. This philosophy, coupled with staff diligence, impacts the day-to-day comfort and convenience of our residents. 

The strategic plan guides us in managing the building and increasing property values. Over the last few years, we have revitalized the interior and exterior to combine just enough new and sleek with the vibe of old cool.

We installed new elevators, ceramic tile, and an entry call system; redesigned our entryway and lobby, as well as exterior balcony lighting and floor surfaces; added a reading room and fitness gym; refreshed the community kitchen; replaced ceilings on the second floor; and improved lighting and camera surveillance in the ground floor garage. Furthermore, we updated parts of the electrical and plumbing infrastructure, as well as replaced both the fire sprinkler system and parking surface in the garage.

 

The majority of owners have installed hurricane-rated impact windows to protect their homes and beautify the facade; new owners will continue to transform the exterior. In the spring of 2014 the building's exterior was restored, sealed and painted.  A year later, the building benefited from the installation of a new WiFi system.

Our association also keeps pace with changes in condominium law, editing documents routinely. And we have welcomed tenants and been pet friendly for several years now.  

 

With an active owners' association, board of directors and staff working together to shepherd projects, we have revived this classic born of the era of Sarasota Modern.
